Why San Marcos
A river, a campus, and the youngest crowd in Texas.
San Marcos is the geographic and demographic centre of everything we are building. It is a college town with a river running through it: Texas State University, the Downtown Square after dark, tubers and swimmers on the San Marcos River, and the Premium Outlets pulling visitors in from all over.
Kava already has a following here. What we add is a lounge that earns its place all day: late-night hours for the student crowd, and a quiet, planted daytime room for studying, working and winding down.

Every Phase 1 town gets its own version of the Thrive mark, with its river front and centre. San Marcos gets hand-lettered western type, trailing kava vines and the river winding past a mission-style bell tower, live oaks and a community tent. Its line is its own, too.

We're targeting mid-2027 for the grand opening, after a soft launch. The founding list hears the date first.
Where exactly will it be?
Our first choice is the river corridor along C M Allen Parkway, between the riverfront parks and downtown. Until a lease is signed nothing is final, so we won't publish an address yet.
Will it be open late?
Yes. Late-night hours for the student crowd are part of the plan from day one, alongside a daytime study and wellness lounge. Exact hours will be posted before opening.
